Strengths: what strengths? I can't think of a one!
Weaknesses: it is not integrated with Quicken at all. way too expensive for what (little) it does.

Strengths: It is easy to use
Weaknesses: Ballance due is increasing every month
Summary: I have a property that tenants pay every 6 months. when i write the charge for one year then the ballance will increase by the amount paid for 6 months every month. I tried so many ways to correct the problem. I E.mailed the company so many times to correct this increase in ballance with no sucses. I have to adjust the ballance due every 1-2 months. Otherwise at the end of the year the tenant will have ballance 10 times the yearly rent.

Weaknesses: Does not write checks.
Summary: I returned this product unopened once I discovered it did not have the capacity to write checks. When I used Quicken years ago I liked writing checks and automatically having it post to the expense accounts. I already have an adequate spread sheet to track income and expenses so without check writing capabilities I would be no better off.

Strengths: Simplest program I've ever used. Highly intuitive, no directions necessary, defies you to screw it up.
Weaknesses: The mileage category allows you to input total miles, but not the actual odometer readings - so you still have to keep an independent mileage log.
Summary: After working three days on my four rental properties for the 2006 taxes, I knew there had to be an easier way. I almost bought QuickBooks, but after looking through the description, felt it still wasn't the answer. A search for rental property expenses brought up Quicken's property manager. The description was exactly what I wanted. The real product is exactly what I expected. I don't have to dread 2007 taxtime now.

Summary: I personally am not impressed with this program. I looked all over the internet for a program that would meet my needs. This program works, But does not live up to my expectations. I may not be using it right, I do not know, still messing with it. My main complaint is I see no way to just call up your rental receipts for your tenants, month after month. It looks like to me you have to type out a new one for each tenant, month after month. I guess over all it does not work as I figured it would. Seems very clunky to me. I have not given up yet on it.
